Home Inspections (Prepurchase or Buyer's Home
Inspection)
A buyer's home inspection provides a well defined
picture of the property and allows you to make a more informed buying decision. Purchasing a home is usually
the largest single financial investment a person ever makes. As with any investment you need to learn as much
as possible about your potential investment before purchasing. An inspection present you with the facts both
good and bad and will identify safety hazards, areas that need immediate repair, areas that need to be
monitored, and suggest provide preventive maintenance information to protect your purchase and make you a
more informed consumer.
Seller's Pre-Listing Home Inspection or Pre-Sale
Inspections (Move-In-Certified)
A Pre-Listing home inspection is an inspection performed
for a Seller usually prior to putting a home on the market. It gives the seller the opportunity to identify
problem areas in advance, compare repair bids, make repairs and choose a contractor without the pressure
normally associated with closing. Studies also show that homes in good condition sell faster and for a higher
percentage of their original listing prices.
Sellers can also use the report as source for full
disclosure. By stating the known defects along with contractor quotes for optional items, you can adjust the
selling price to reflect the actual repair costs and limit further price
negotiations.
As a seller you have taken an active role to ensure that
you are negotiating from a position of knowledge. Buyers also benefit from knowing an unbiased third party
has inspected the home. They can make an offer from an informed vantage point, feeling confident the home is
represented honestly.

End of Warranty/11-Month Home
Inspection
Many buyers are provided one year warranties from the
seller or builder. We highly recommend you schedule a home inspection prior to the expiration of the warranty
to identify defects in your home. The report will provide you a detailed written listing of defects that can
be repaired using the home warranty saving you hundreds or thousands of dollars in repair
costs.
New Construction or Phased Home
Inspection
Home inspectors monitor new home construction and
perform a series of inspections as the various phases of the building process are completed. Typically a
complete inspection is performed once the home is finished. Often updates are provided to the client after
each phase and a full written report is delivered after the final inspection. The phase inspections allow
problems to be identified early and be corrected before they are covered by the next building phase or
finishing materials.
Home Checkup Inspection or Annual Maintenance
Inspections
We all get regular medical checkups, have our car
inspected and repaired or even have our eyes and teeth checked regularly. Now many home owners get a routine
home inspection every year as well. However some still wait until they retire and sell their house after 25
years only to discover they have a house that has many hidden issues. I recommend you schedule a home
inspection every 1-5 years depending on the age and type of home you own to identify defects or maintenance
issues that may lead to future damage. Just like with your car you can change the oil regularly or you can
replace the engine when it fails for $$$$$.
Radon
What is Radon? Radon is a naturally occurring, invisible, odorless gas that comes from deposits of
uranium in soil, rock, and water. It is harmlessly dispersed in outdoor air, but can threaten human health
when it accumulates in buildings. Radon is a radioactive decay product of radium, which in turn is a decay
product of uranium. Uranium and radium are naturally occurring common elements in soil. Radon inspections are
performed by placing the proper testing media in the correct locations to monitor the home. The media is sent
to a national certified lab and results are provided
Mold & Air Quality
Testing
Molds are fungi. Molds grow throughout the natural and
built environment. Tiny particles of mold are present in indoor and outdoor air. In nature, molds help break
down dead materials and can be found growing on soil, foods, plant matter, and other items. Molds produce
microscopic cells called "spores" which are very tiny and spread easily through the air. Live spores act like
seeds, forming new mold growths (colonies) when they find the right conditions. Mold and Air Quality testing
like Radon testing takes time and requires specific media to collect samples. All samples are sent to a
nationally certified lab and the results are provided along with mitigation suggestions and
assistance.
